The concrete top sheds water away from the brick — once it cracks, the whole chimney is exposed.

The crown is the sloped concrete slab at the very top of the chimney that sheds rain away from the brick and flue. It takes the worst of Braintree’s weather, and once it cracks, water runs straight into the masonry below — making crown damage one of the highest-value things to catch early.
Some crowns are cracked but sound enough to seal; others were never built correctly (a thin mortar wash instead of a true overhanging crown) and need rebuilding. We’ll show you which yours is on camera before recommending anything.
A cracked crown lets water into the top of the chimney, where it spreads down through the brick and accelerates spalling and interior damage. Sealing or rebuilding the crown protects everything below it, which is why it’s usually the first thing we address on a leaking stack.
