Sealing, resurfacing and rebuilding the concrete crown that protects the entire chimney from water.
The chimney crown is the sloped concrete slab at the top of the masonry that sheds water away from the brick. When the crown cracks, water starts running down inside the masonry instead of away from it. Depending on what we find we sometimes can seal a sound crown, but most failed crowns need to be rebuilt or replaced properly with the correct slope and overhang.
For hairline and moderate cracking we clean and resurface the crown with a flexible, waterproof crown coating that bridges movement and seals the surface. When a crown has broken apart or was poorly built (a thin mortar wash instead of a proper sloped crown), we rebuild it correctly with a cast or formed concrete crown that overhangs the brick and includes a drip edge.
Because the crown sits at the top of the structure, fixing it early protects everything below it — the brick, the flue and the firebox. We always inspect the crown as part of any chimney visit and photograph its condition so you can see exactly what’s going on up there.
