Brick is porous. Professional waterproofing is preventative maintenance that dramatically slows this damage, and it’s a far smaller job than the repairs it prevents.
The key is using a vapor-permeable (breathable) masonry sealer — not a film-forming paint or generic water-repellent. A breathable sealer stops liquid water from entering the brick while still letting moisture already in the masonry escape. The wrong product traps water inside and accelerates the very damage you’re trying to prevent.
We prep the masonry, address any open joints or cracks first (sealing a crumbling chimney does nothing), and apply a professional-grade siloxane sealer rated for the New England climate. It’s best done after repointing or crown repair so the whole structure is protected as one system.
